Night Limits in Paris: Frequently Asked Questions

Starting January 1, 2018, we’ll only allow entire place listings in Paris central districts 75001, 75002, 75003, and 75004 to host reservations for a maximum of 120 nights per calendar year. This limit will be automatically applied to listings in these districts. Below are answers to frequently asked questions that help explain why we’re doing this, and how it will work:


Why is Airbnb doing this?

We believe this will support the development of a sustainable Airbnb community in Paris, while reducing the strain on long-term housing options in these districts.  

My home is located in 75001, 75002, 75003, or 75004 and I list it on Airbnb. What short-term rental laws apply?

I have several listings in Paris. Does the nightly limit apply to all of them?

This applies to all entire place listings in Paris central districts 75001, 75002, 75003, and 75004. It doesn’t apply to private room listings or any listings in other districts.

Will my listing be deactivated once I have confirmed reservations for 120 nights?

No. Once you book your 120th night, we’ll block your calendar and you won’t be able to get new reservations for the rest of the calendar year. Guests won’t be able to book your listing unless their dates are in the next calendar year, or you have an approved exemption, such as:

  • This is your primary residence but you have been out of town for more than 4 months this year for health or professional reasons.
  • This is your secondary residence. You have a valid permission (“change of use” or “change of destination”, as appropriate) or have applied for change of use to Paris City.
  • This accommodation forms part of professional premises: chambre d’hôtes, tourist residence, hotel

When will this take effect?

We’ll apply the limit to listings starting January 1, 2018. We’ll add a nights counter to each affected listing in your Manage Listing tab to help you track your activity. The counter will refresh at the beginning of each new calendar year.

What happens to my existing reservations?

Any reservations that were confirmed before January 1, 2018 won’t be affected.

Will Airbnb share information about my listings or reservations with Paris City?

Your information won’t be shared unless you submit request an exemption using this form. Before submitting the form, you’ll need to agree to share certain data (including your listing address) with your local authority, other government bodies, regulatory or law enforcement authorities, and/or courts.

I have permission to host for more than 120 nights a year. How do I make sure my calendar won’t be blocked?

You can request to have the limit removed by submitting this form. Once your exemption is approved, we won’t apply the limit to your listings and we’ll remove the nights counter from your Manage Listings tab.

I have listings in other areas in Paris. Will they be affected?

No, this only applies to entire homes located in Paris central districts 75001, 75002, 75003, and 75004.
